Water leaking right now?

Shut off the main water valve if you can, then call. We answer emergency calls around the clock.

Burst pipe?Shut off the main, then call

A plumbing emergency is water going where it shouldn't, faster than you can mop it up, or a water heater that has failed in a way that isn't safe to leave. We handle emergencies within the residential work we do every day: burst or split pipes, active leaks you can't stop at a fixture shutoff, and water heater failures such as a tank leaking from the bottom or a relief valve discharging.

What to do right now

  1. Shut off the main water. Usually where the line enters the house: a basement wall, utility room, crawl space or garage. Turn it clockwise until it stops. Lever-style ball valves close with a quarter turn.
  2. If it's the water heater, turn the gas control to Off (or switch off the breaker for an electric heater) and close the cold water valve on top of the tank.
  3. Stay safe around electricity. Keep out of standing water near outlets or appliances. Switch off the breaker for that area only if you can reach the panel without standing in water.
  4. Open a faucet on the lowest floor to drain pressure from the lines.
  5. Move what you can out of the water and take photos for your records and insurance.

Smell gas? Don't use switches or phones inside. Leave the house and call 911 or your gas utility from outside.

If you can't find the main shutoff

Check the basement wall that faces the street, the utility room near the water heater, the crawl space access and the garage. In some homes the only accessible valve is at the meter, outside in a pit near the curb; that one often needs a special key and belongs to the water provider, so call us and we'll talk you through your options.

After the water is off

Once the water is stopped, the urgency drops a lot. We make the area safe, find what failed, and repair it properly, or tell you plainly if a permanent repair needs a second visit. For burst pipes specifically, see burst pipe repair; for water heaters, see leaking water heater.

What counts as a plumbing emergency

  • Water spraying or pouring from a pipe, fitting or supply line
  • Water coming through a ceiling
  • A leak that won't stop when you close the fixture's shutoff
  • Water pooling under the water heater
  • Pipes that froze and are now dripping as they thaw

How a visit goes

  1. Call, don't emailFor an emergency, a form is too slow. Call (303) 472-4368. If you can't call, the urgent request form sends straight to our phones.
  2. We help you stop the waterIf you haven't found the main shutoff yet, we'll talk you through it on the phone.
  3. Make it safe, then fix itFirst the leak is stopped and the area made safe. Then we repair it properly, or tell you what a permanent fix involves if that takes another visit.
  4. Next stepsYou'll know what was done and what, if anything, still needs attention.
Colorado notes

What's different here

  • Cold snaps. Most burst pipes here happen during or just after a hard freeze, in exterior walls, crawl spaces and garages.
  • Thawing pipes. A split pipe often doesn't leak until it thaws. If you suspect one, know where the main shutoff is before the temperature climbs.
  • Hose bibs. A frost-free sillcock with a hose left on can split inside the wall and leak the first time you use it in spring.

What affects the cost

Every home is set up differently, so we price the job after we've seen it. These are the things that move the number.

  • What failedA supply line is quick; a split pipe in a finished wall is not.
  • AccessWhere the leak is and what's in the way.
  • Temporary vs. permanent repairSometimes the first step is making it safe.
  • Water heater conditionWhether it can be repaired or the tank has failed.

Questions we hear

What counts as a plumbing emergency?

Water you can't stop, water coming through a ceiling, a burst pipe, or a water heater leaking from the tank. A dripping faucet or a slow toilet can wait for a regular appointment.

What should I do before you arrive?

Shut off the main water, shut off the water heater if it's involved, stay clear of standing water near electricity, and move belongings out of the way.

Is no hot water an emergency?

Usually not, unless the tank is leaking. Book a visit or call. See no hot water.

Do you handle gas leaks?

If you smell gas, leave the house and call 911 or your gas utility from outside. They respond to gas leaks first.

Can I send a request instead of calling?

Yes, use the urgent request form; it goes straight to our phones. If water is actively leaking, calling is still faster.
